About our direct bridge lending company
We are California direct hard money lenders, a commercial real estate loan company for qualified real estate investors. Bad credit is not an issue, as a direct private lender we offer “asset based financing” for investment residential real estate and commercial property.
Our business model is based on providing value to our clients while providing the best financing products available in the marketplace.
In its simplest terms we define providing value as representing you with strictly honest expert support and consultation throughout the process coupled with access to absolute best rates and programs offered. In order to do this we need to have access to the large well known institutional lenders and smaller selective lenders that exclusively work with a few appointed companies.
To achieve and retain these exclusive relationships it is imperative that we structure and package our submissions correctly and completely, addressing the key components and the unique touchstones of each particular lending source.
To help ensure that these objectives are met, all of our loan officers have a minimum of 20 years lending experience and most have commercial and multi-family ownership and management experience. We only hire loan officers that put the client’s interest before their own and have the experience and creativity to help procure the best solution for the client unlike most big banks that only offer one solution (Fannie or Freddie.) Yes, we do have our own funds but the truth is we typically fund most of our deals through our lender partners as it is what is generally best for the client.
There seems to be a general belief that the depository banks are the cheapest source for commercial loans. Our experience shows us otherwise. Due to the direct access to an extensive array of funding sources for Commercial and Apartment Properties we are typically able to provide lower interest rates than offered to our clients by their existing banking relationships. It makes sense as we a deal directly with multiple lending sources to provide an array of options for each borrower.
These sources include Portfolio and Conduit Funds, Life Insurance Funds, Local Private Investors and Funds (including our own Fund) Life Insurance Companies as well as FHA, Fannie Mae, and Freddie Mac. This multi-source platform gives us the ability to compete with the most competitive rates and discounted fees in the market.
